What a Property Maintenance Plan Means for Your Family

When you decide to partner with Roanoke Landscapes our comprehensive property maintenance plan ensures your turf’s needs are met all year long. We don’t just work in grass though, we maintain your gardens, shrubs, and curb appeal. 

In the following article we’ll walk through frequently asked questions we receive from families new to their property maintenance plans. We want to ensure you have a better understanding of our services before making a decision to partner with Roanoke Landscapes. 

Tiered Maintenance Plans: 

At Roanoke Landscapes we have three property plans to choose from; Bronze, Silver, & Gold. Bronze, while covering all your necessary bases, offers less than our comprehensive Gold Plan, while Silver is a happy medium between the three. 

What’s the difference between the three? 

The Gold Plan covers all of your property’s needs. 

Should you choose the Gold Plan, 

  • Your property will be mowed and edged weekly beginning in March and continuing until November. Even if we’re experiencing a drought in the Roanoke valley and your grass hasn’t grown from the previous visit, your property will still be on our crews schedule and checked in on. 

  • You won't have to worry about blowing grass clippings or other debris from your deck, patio, or sidewalks, as our crew will ensure all unsightly or hazardous debris is removed after each visit. 

  • You’ll be enrolled in our Turf Maintenance Program, a regimen of treatments designed by our horticulturist and turf expert. You’ll receive regular treatments of turf chemicals designed to deal with weeds like Chickweed, Oxalis, Henbit, and White Clover. You’ll also receive fertilizers, organic and chemical to promote the growth and health of the grass in your turf. In the fall, your yard will receive aeration and should it need it, re-seeding. 

  • Pests, like moles, voles, deer, aphids, bag worms, and lace bugs will be identified and swiftly treated so that your outdoor oasis remains just that. 

  • Our crew monitors your ornamental beds for weeds, pulling them on each visit. 

  • Pruning is an important part of any yard maintenance, enrolling in the Gold plan grants you a major spring pruning, as well as touch-ups throughout the year. Your shrubs, vines, and trees will all be looked after and conscientiously groomed using methods individualized to the species you have on your property. 

  • Your ornamentals will receive a spring and fall fertilizer to help meet their needs. Any evergreens you have will also receive an acidifier application meant to feed your plant a shot of nitrogen.  

  • Come fall, you won’t have to worry about leaf removal as our crews will remove them from your property each month beginning in October and continuing until December. 

  • In January and February we’ll be out to ensure your property remains tidy and neat before March mowing begins again. Any limbs that fall during ice or snow storms will be dealt with, and any additional issues that may arise during the winter months will be spotted before the growing season begins again. 

  • The Gold Plan receives an application of mulch in the spring and a touchup in the fall. Your family will have the option of dyed brown, dyed black, regular un-dyed mulch, or pine needles. 

Silver & Bronze Plans 

The Silver and Bronze plans are very much the same with only a few lost perks. 

  • Receive mows as needed. If your yard is experiencing drought and thus not growing quickly enough to require mows each week, you won’t have a site visit during that week. As with the Gold Plan, your walk-ways, patios, and decks will be cleaned of debris after each mow. 

  • You will be enrolled in the Turf Maintenance Program. Silver will still receive spot treatments as needed, whereas Bronze plans only receive standard application. 

  • Silver Plans receive a major spring pruning and a fall touch-up whereas Bronze is only pruned in the spring. 

  • Your shrubs are still pruned but less rigorously looked after. 

  • Silver receives one off-season clean-up whereas bronze does not receive any off-season cleanup. 

  • Leaf removal happens twice for Silver and once for Bronze. 

  • Silver receives the spring fertilizer and an acidifier application to your evergreens. Bronze only receives a Spring Fertilizer. 

  • Pests will be identified for both Silver & Bronze Plans, but treatment will be conditional. If you’d like us to treat a specific pest, it will incur an additional service fee. 

  • For both Silver & Bronze you’ll receive a spring application of the mulch of your choice. 

One of the best aspects of our plans is that you’ll have a designated Property Manager overseeing all that happens on your property. He will make a site visit monthly to address any issues or requests you have. Plus, you’ll be able to reach him when you spot something askew in your yard, but more frequently then not he will already be aware and actively handling the situation.

Frequently Asked Questions: 

We have a guy thats been treating or mowing my yard for years, can I keep them and only hire you for specific work?  OR Will you come out and just prune my shrubs, or mow my lawn, or do leaf removal? 

We try to be as accommodating as we can without hybridizing our plans. Our crews can meet specific requests on a case by case basis, but only if you’ve signed up for the property plan in its entirety. If you’re looking to only have your yard cleaned-up, we are happy to take the job, but this would not be considered as a property plan and you would not receive visits after the single job is completed. 

My yard is very small, does this mean my price will reflect this? 

While yes, pricing will be affected by the size of your yard, the amount of ornamental beds needing mulch or weeding, and the number of ornamental trees or shrubs requiring pruning, we do have a minimum cost no matter how small of a yard you have.

What else affects the cost of my plan? 

The size of your yard dictates the cost of your plan. After we figure out the size of your yard we will be able to assess the appropriate amount of chemicals and organic matter needed for treatments, the time needed to edge and mow, the amount of trees, shrubs, and vines requiring pruning, how difficult your property is to access with the appropriate tools needed, and the amount of mulch you’ll need for garden beds. All these factors create the individualized cost of your plan. 

How often do we service our blades? 

Once a week. In October we put on our mulching blades in order to aid in leaf maintenance. 

How quickly does it take to sign up and then have someone out on the property? 

As soon as you pay, your plan is active and your property will be added to the weekly crew schedule. 

What if I sign up and realize a property maintenance plan isn’t right for me?

If you realize that our plan isn’t for you, we’re happy to prorate your expenses when you leave the program. 

How do I pay for my property maintenance plan?

You can choose to pay on a monthly, quarterly, or annually basis. Those who pay with a debit or credit card will receive a  3% convenience fee. You can pay by check or cash. Choosing to pay quarterly gives you 2.5% discount, if you pay for the year in full you’ll receive a 5% discount. 

I’m worried turf chemicals might hurt my children or pets! Is this the case? 

Once applied and dried your turf is safe for use. Either way, your child or pet would need to consume a large amount of grass to be affected by the chemicals we use on your turf or ornamentals. Dry time is typically one hour, but if you’re still uncomfortable, you could choose to wait 24 hours after treatment. 

I do not want any application of chemicals on my property. Does that mean I shouldn’t sign up for a maintenance plan? Absolutely not! We have organic matter that can take the place of the chemicals we are licensed to use. We have families that have chosen to go chemical free and still have a great looking yard.
